HERMITAGE, Tenn. (WKRN) — A long-anticipated development in Hermitage is moving closer to reality. Nearby business owners say they’re eager to welcome new neighbors, but they’re also bracing for an uptick in traffic.

The Dodson Place project, approved in 2021, will bring 54 townhomes to Dodson Chapel Road, breaking ground in 2026. Councilman Jordan Huffman said construction delays were tied to pandemic-era shortages.

“Approved in 2021, the project faced the same challenges as many did after COVID, with construction materials and getting started a little bit late,” Huffman said. “But it’s going to be a very good project.”

The rezoning requires that all units be sold rather than rented, and short-term rentals will not be allowed. Huffman said that helps fill a critical gap in Nashville’s housing market.

“The missing middle, it’s always referred to, really falls within this project,” he said. “The townhomes are something people can afford, but they still give the luxury of not necessarily living in an apartment.”

Across the street from the future development, Danny Greenberg and his wife own Flour Your Dreams Bakery & Café.

The couple opened their storefront after starting the business from their garage in 2020.

Greenberg said he is excited to be within walking distance of dozens of potential new customers, but worries the added construction traffic could overwhelm the two-lane road.

“I’m still concerned about the turn lane over here,” he said. “We love seeing growth, but we also have to make sure the infrastructure keeps up.”

The development is expected to break ground in the first quarter of 2026. Huffman said the project will also bring new sidewalks, connecting neighbors to the community center, police station, and library.

“It’s something our city needs a ton more of,” he said.

The Dodson Place townhomes are one of several new projects slated to reshape Hermitage over the next few years.
