CHEATHAM COUNTY, Tenn. (WKRN) — The sound of growth is clear as day off Highway 41A. Bumpus Builders, a family-owned business with deep roots in Cheatham County, is hard at work.

To give you an idea of growth in the Pleasant View area, the builder at Eagle's Ridge said they plan to put up more than 100 homes in the subdivision. Jake Bumpus gave News 2 a tour of a 2,000-square-foot home priced at $450,000, which sits on a quarter-acre lot and features a wooded backyard.

"You've got a lot of nature. You've got a lot of backroads," Bumpus told News 2. "You've got a lot of trees and woods and the ability to have some peace and quiet, which I think people like to couple with people being close to the city."

The word has gotten out about Cheatham County. According to Greater Nashville REALTORS, residential sales were up by 17% last year. Bumpus said that Pleasant View has seen a lot of that growth.

"It's situated right between Clarksville [and] right between Nashville. We see a ton of people — spouses that are split between Clarksville and Nashville, and this is a great middle ground for them," Bumpus said.

After a good 2024, Bumpus admitted that interest rates remaining high through the 2025 spring-summer buying season has started to take a toll on real estate.

"We have seen it pretty slow in the past few months," Bumpus added.

For May, home sales declined in Cheatham, Maury, Robertson, Rutherford and Sumner Counties by 18% compared to this time last year. Bumpus Builders is offering buydowns and other financial incentives to attract buyers.

"Right now, those interest rates are making it very difficult for people to have a low payment on these houses," Bumpus said.

Interest rates could come down, though, as Eagle's Ridge expands over the years. In the meantime, Bumpus Builders is eyeing what its next Cheatham County project will be.

"Finding that land that is in that sweet spot where we can develop it, we can improve it, and it can get approved by the council at a price point that we can afford where we're not being outbid by other builders — that's going to be our tough spot to figure out where our next project's going to be in the next few years," Bumpus said.
