NASHVILLE, Tenn. (WKRN) — According to the latest REMAX National Housing Report, Nashville was one of the top five cities with the most new listings last month.

The real estate company took a look at year-over-year changes for several real estate markets across the U.S. The report found the top five markets with the greatest number of new listings to be:

1. Omaha, Nebraska, with a 19.5% year-over-year change
2. Fayetteville, Arkansas, with a 13.4% year-over-year change
3. Manchester, New Hampshire, with a 7.7% year-over-year change
4. Wichita, Kansas, with a 7.5% year-over-year change
5. Nashville, Tennessee, with a 5.4% year-over-year change

"Housing market activity has recently been influenced by seasonal shifts and broader economic forces," CEO of RE/MAX Holdings, Inc., Erik Carlson, said. "While affordability remains a challenge in many areas, despite some recent improvements in mortgage rates, opportunities persist — especially in markets where prices have stabilized or inventory has improved. Buyers and sellers who stay informed and work with experienced agents are best positioned to navigate today's market."

However, despite the inventory increase of 6,154, the report found that home sales in the greater Nashville area fell by 1.9% year-over-year after two consecutive months of positive gains. Additionally, homes stay on the market for 40 days, which is 10 days longer than this same time last year.

The report also found new median home prices. For last month in Nashville, that came in at $469,900 — which represents a 4.4% year-over-year increase.
